The purpose of a monitoring agreement is to develop a comprehensive facilities operation performance, energy information reporting, and hardware service program. The program is designed to allow client’s to utilize the facility automation system to its fullest capacity without dedicating in-house personnel to the task. By entering into an agreement, Comfort Systems USA Accu-Temp, LLC will become an extension of your facilities construction and maintenance departments devoting our extensive expertise and experience in facilities automation to the day to day operations of each location.

The energy management system that is installed is a extremely powerful facility automation tool capable of advanced facility optimization. Outlined below are the specifics of the comprehensive EMS support agreement that demonstrate the value of the information that the system can produce.
 


On-Line Systems Troubleshooting and Diagnostics
Comfort Systems USA will receive calls from the store managers during normal business hours (8:00 a.m.- 5:00p.m. EST) and will respond by connecting to the system and diagnosing the problem. At the direction of Customer, Comfort Systems USA will dispatch the customer's HVAC/Electrical contractor to resolve mechanical or electrical issues found.

Schedule and Set Point Changes
Comfort Systems USA will provide up to 4 global schedule changes per year with additional individual store schedule changes in addition to the contract.


 
   
 

Emergency Response Time
During normal business hours (8:00 a.m.- 5:00p.m. EST) Comfort Systems USA Controls will respond on-line within 1/2 hour of call from customer and will dispatch owners technician. Once on-site Comfort Systems USA will support Customer's technician as required.

Extended Hours Response Time
Comfort Systems USA will receive and respond to calls 24 hours per day seven days per week. Comfort Systems USA will respond
on-line within 2 hours of receipt of a call from a store manager and will dispatch owner's technician. Once on-site Comfort Systems USA will support Customer's technician as required.

Optimization
Comfort Systems USA will perform diagnostics, analyze the results and make recommendations to optimize building control performance within the functional limits of your mechanical and electrical systems

Customized Reporting
A Comparison of current month's energy consumption compared to the same month in the previous year, and a year to date comparison.  Also, Comparison of energy profiles, compared to a client's ideal or optimum store.  We will also provide upon request:


1. Monthly Override Report
2. Summary of system over-ride activity.
3. Economic impact of over-ride activity.
4. Monthly Alarm and Call Report
5. Summary of alarm and store call activity.
6. Summary of unresolved mechanical or electrical issues.

Proactive Alarm Monitoring
The Novar system automatically monitors store conditions and will generate alarms when temperature or electrical conditions exceed normal parameters. Novar Controls will receive alarms directly from the store systems and respond via modem or Ethernet to troubleshoot problems. At the direction of Customer, Comfort Systems USA will dispatch the customers HVAC or Electrical contractor to resolve mechanical or electrical issues found.
